HOLIDAY RENTAL CONTRACT
Please read the terms and conditions of rental contract before sending your deposit for reserving the apartment. You are entering into a binding contract with the Owner of the holiday property you are intending to book. By sending the reservation deposit you have legally accepted the Terms & Conditions of rental below.
Owner : The legal Owner of the Property.
Customer : The person reserving the Property for the Period.
Property : Urbanización La Fontana A-21, Carrer de la Mar Adriática 2, 03700 Dénia, Alicante, SPAIN
Period : The period of time specified in the Booking Form for which the Customer is to occupy the Property for holiday purposes.
Formation of Contract : The Contract is formed on receipt of a deposit of 20% of the total rental value.
If a booking is made, the deposit must accompany the booking request.
In all cases, payment of the outstanding balance (plus a security deposit of €200) due under the booking allowing for the deposit paid must be made not less than 42 days before the starting date of the period.
The Owner is under no obligation to issue any reminders about this deadline. If the balance is not paid by the due date, the owner can consider the reservation as cancelled by the Customer.
If the Customer cancels a reservation of the property for the period, the Owner will attempt to re-let the property for the period but no guarantee can be or is given as to the result. If the property is re-let for the Period the Customer will have the deposit reimbursed minus an administration fee of €20. Otherwise, the entire deposit will be retained.
Within the eight week period prior to the letting, the following cancellation charges to the rental fees will apply:

The security deposit will be refunded in full should a booking be cancelled.
During the contract period, the Customer shall not allow the property to be occupied by more than four persons plus one baby in a cot.
The Owner (or his Agent) shall have the right to enter the property at all reasonable times during the day (save in the case of emergency) for the purposes of inspection and repair of the property and its equipment, fittings and contents. The Customer shall occupy the property for holiday purposes and no other.
To pay for any losses or damage to the property, however caused (reasonable wear and tear excluded), unless the cost of making good such loss or damage can be recovered under any Householders insurance policy maintained by the Owner.
To keep the property and all furniture, fittings and effects, in or on the property, in the same state of repair and condition as the commencement of the Period, and to leave the property in the same state of cleanliness and general order in which is was found. The Owner will be entitled to make an additional charge to the Customer if extra cleaning is made necessary as a result of the property being left in a dirty condition upon the Customer's departure.
The property shall be vacated by no later than 10am on the last day of the period (unless by prior written agreement). The Customer shall be liable for any loss, claim, cost or expense arising from any failure on the part of the Customer to vacate the property in accordance with this condition.
The security deposit, minus any deductions for damages and breakages, will be paid back within 7 days of the Customer's departure.
Pets : No pets are permitted in the property.
Amenities : The use of the following amenities is included in the price:
Telephone landline calls within Spain, Wifi, ADSL-enabled desktop computer, air conditioning.
Use of these amenities is entirely at the User's risk and the Owner will not accept responsibility for loss or damage to the Customer's belongings, personal injury or loss of life.
Jurisdiction : These terms and conditions shall be read and construed in accordance with the laws of Spain and the parties hereby submit to such jurisdiction.
